None is universally best. Compare your arrival time, the hotel entrance and your intended outings before choosing. A lower room price can lose its appeal if every day requires a long transfer.
A ferry timetable is part of the itinerary, not a detail to leave until arrival. Check the date range, weekday or holiday service and the return journey. A passenger boat, fast service and vehicle ferry are not interchangeable. Leave margin for queues, weather and onward connections rather than linking a boat tightly to a timed admission or train.
For a short lake stay, our preference is one well-chosen base rather than moving between nearby towns with luggage. Add a second hotel only when it changes the experience meaningfully. Keep arrival and departure days light, and do not count the transfer from Milan as a full day by the lake.
Ask the hotel about steps from the road, lifts, room access and the route to meals. A waterfront photograph does not prove step-free access. If mobility matters, confirm boarding assistance and the specific boat service with the operator. A car does not remove steep streets or difficult hotel access.
